The Challenge
The education authority faced significant operational challenges with their administrative staff distributed across four separate Victorian-era buildings that were no longer fit for purpose. These facilities suffered from poor insulation, outdated electrical systems, and limited accessibility features, whilst maintenance costs had escalated to over £120,000 annually. The authority needed to consolidate operations into a modern, energy-efficient facility that could accommodate 85 administrative staff members, provide flexible meeting spaces for school leaders, and include secure document storage areas, all whilst maintaining uninterrupted service delivery to schools during the transition period.
Our Solution
ModularSpace designed and constructed a comprehensive two-storey modular office complex featuring open-plan workspace areas, individual offices for senior staff, six meeting rooms of varying sizes, a reception area with visitor facilities, and climate-controlled archive storage. The building incorporated advanced insulation systems, LED lighting throughout, and modern HVAC systems for optimal energy efficiency. Our team coordinated the project to minimise disruption, with the modular construction approach allowing for rapid assembly on-site whilst the authority's temporary accommodation was established in a smaller ModularSpace interim facility during the 16-week construction period.
The Results
The new facility successfully consolidated all administrative operations under one roof, improving inter-departmental collaboration and reducing travel time between meetings by an average of 75%. Energy costs decreased by 45% compared to the previous buildings, whilst staff satisfaction surveys showed a 92% approval rating for the new working environment. The authority reported improved efficiency in processing school support requests, with average response times reducing from 5.2 days to 2.8 days, and the facility achieved an EPC rating of A, supporting their environmental sustainability commitments.
